Area Guide: Punta Leona & Surroundings
A Diverse Coastal Community of Jungle and Sea
Located just 15 minutes north of Jacó and under 90 minutes from San José, the Punta Leona area is one of the Central Pacific’s most renowned destinations. Often mistaken for a single resort, the area is actually a diverse collection of distinct neighborhoods, condominiums, and independent properties that share a stunning lush geography, as well as two beautiful beaches.
For real estate buyers, understanding the “Lay of the Land” here is essential, as the area offers a mix of ownership styles ranging from titled fee-simple homes to renewable leaseholds.
The Real Estate Landscape: Zones & Ownership
Punta Leona is not a “one-size-fits-all” gated community. It is a region composed of several different sectors, each with its own character and legal structure.
1. The “Club” Neighborhoods (Leasehold & Member-Centric) The heart of the area surrounds the Punta Leona Hotel & Club. Properties immediately adjacent to the club—such as Sotavento, Barlovento, Alpiro, and Lapas—are often subject to a 99-year renewable lease ownership style controlled by the Club. These areas are deeply integrated into the resort lifestyle, offering the closest proximity to amenities.
2. Luxury Gated Communities (Titled) Perched on the cliffs above the ocean lies Altos de Leonamar, the area’s most exclusive gated sector. This community features high-end sub-condominiums (like Golden Reef) and luxury estates with sweeping Pacific views. Residents here enjoy titled ownership and have easier access privileges to Playa Blanca.
3. Independent & Outer Condominiums (Titled) Moving slightly further from the coastline, along both the public and private access roads, you will find a variety of private condominiums and independent titled properties. These offer excellent value and lower density while remaining just minutes from the beach. Popular developments in this sector include:
El Bambú
Villa Leona
Amarú
Sitio de Ensueño
The Beaches: Access & “The Point”
The Punta Leona area is famous for two beaches, but access depends on where you live and your membership status.
Playa Mantas: A calm, light grey-sand bay perfect for kayaking and paddleboarding. This beach is easily accessible to the general public and residents alike.
Playa Blanca: One of the few white-sand beaches on the Pacific Coast. While all beaches in Costa Rica are public, accessing Playa Blanca requires “local knowledge” for non-members.
For Members & Altos Residents: Direct access is available through the Club or private gates.
For Everyone Else: Access is achieved by entering via Playa Mantas and crossing the small rock point at the south end during low-to-mid tide. It is a small adventure that rewards you with crystal-clear turquoise waters.
Why Buy in the Punta Leona Area?
Location: The closest beach destination to the Central Valley (San José), ensuring strong demand from domestic renters.
Nature: The area is a biological corridor. Regardless of which neighborhood you choose, you will likely spot Scarlet Macaws, white-faced monkeys, and toucans right from your terrace.
Versatility: Whether you are looking for a high-end luxury villa in Altos de Leonamar, a club-centric beach house in Sotavento, or a quiet condo in Amarú, the area accommodates a wide range of budgets and lifestyle preferences.
